A Wet Ring on the Ceiling Is Not a Diagnosis

Every fall we get the same call. A homeowner in Newburgh or Wappingers Falls sees a brown ring spreading around the ceiling opening under their skylight, and by the time they pick up the phone they have already decided the skylight is shot. Sometimes they are right. Most of the time they are not.

A skylight is one part sitting inside a much larger assembly — deck, underlayment, ice-and-water barrier, flashing kit, shingles, and the ventilation that keeps the whole thing dry from underneath. Water gets in where that assembly was rushed, patched, or never finished correctly. Replacing the glass without touching any of that is how people end up paying twice. Here is how we actually find the source, and what it usually turns out to be.

01 — Finding The Real Source

The Glass Is Almost Never What Failed

Modern skylight units are sealed insulated glass in a factory-built frame. They do fail — seals fog, gaskets harden, an old acrylic bubble crazes and cracks — but that is the minority of what we find. Water travels. It can enter three feet uphill of the skylight, run down the underlayment, and drop onto the drywall at the first opening it reaches, which is the skylight shaft. The stain shows up at the skylight because that is where gravity let it out, not because that is where it came in.

So the first thing we do is stop looking at the skylight. We check the shingle courses above it, the condition of the deck at the head of the unit, the nail line, and whether anyone has been up there with a tube of caulk trying to make the problem go away. Caulk smeared across a flashing joint is the single most reliable sign that the last person to touch this roof was guessing. If the leak has been running long enough to soften the sheathing, that becomes part of the roof repair scope too — you cannot flash a skylight to rotten wood.

02 — Flashing Is A System

Four Pieces, Installed In One Order

A skylight flashing kit is not a trim ring. It is a head flashing at the top, step flashing woven up both sides shingle-by-shingle, and an apron at the bottom, all layered so that every piece sheds onto the one below it. Miss the order and the assembly still looks finished from the ground while quietly funneling water under the shingles. That is the failure we see most often, and it is almost always original to the installation rather than something that developed over time.

The second most common failure is a kit that never matched the roof it was put on. Flashing is sized to the skylight model and to the roofing material — a kit built for architectural shingles does not work on a standing seam panel or a low-slope membrane. When we open one of these up we also expect to find no ice-and-water barrier around the curb, which in a Hudson Valley winter is the difference between a dry ceiling and a February emergency. 03 — Water That Isn't A Leak

Sometimes The Roof Is Fine And The Attic Isn't

Here is the call we get every January. Water is running down the inside of the skylight shaft, but only on the coldest mornings, and it stops by noon. Nothing is leaking. Warm humid air from the house is reaching a cold glass surface and condensing on it, exactly the way a drink sweats in August. Get up on the roof in that situation and you will find nothing wrong, because nothing on the roof is wrong.

The tell is timing and pattern: condensation shows up on cold clear nights rather than during rain, it appears evenly around the frame instead of at one corner, and it gets worse when the house is sealed tight. The fix is on the inside — better attic ventilation, insulation at the shaft, and often a bath fan that is actually vented outside instead of into the attic. 04 — Doing It Once

The Cheapest Skylight Job Is The One On A New Roof

If your skylight is more than twenty years old and your shingles are getting close to the end of their run, replacing the unit on its own is usually the expensive choice. Setting a skylight means opening the shingles around it anyway — head, sides, apron, and a course or two above. Doing that on a roof you plan to tear off in three years means paying for the same labor twice and cutting into a field of aging shingles that will not seal cleanly around the new work.

When the two jobs happen together, the flashing kit goes in as part of the assembly instead of being retrofitted into it, the ice-and-water barrier runs continuous around the curb, and everything lands under one manufacturer warranty. That is why we ask about the age of the roof on every skylight call before we quote anything. If a full roof replacement is on the horizon, we will say so, and our financing options exist so timing the work correctly doesn't come down to what is in the checking account this month. If it isn't, a standalone skylight installation is straightforward and we handle those year-round — including the VELUX skylights most homeowners around here end up choosing.

Skylights, chimneys, vent stacks, valleys — every hole in a roof is a place where the water has to be routed around something, and the quality of that detail is what separates a roof that lasts from one that leaks in year six. Questions We Get On Every Skylight Call

Skylight Leaks, Answered Plainly

A modern glass unit installed correctly with the right flashing kit generally runs twenty to thirty years. Older acrylic bubble skylights are a different story — many of those are past due at fifteen. The flashing usually outlives the seal, but only if it was installed in the right order to begin with.

Sometimes, if the failure is genuinely a gasket or a small isolated flashing joint. But sealant is a repair, not a system, and anyone who leads with caulk before finding the source is buying you a few months. We'll tell you honestly which one your situation is.

It depends on the cause. Sudden damage from a storm, a fallen limb, or hail is usually covered. Gradual failure from age or a bad original installation typically is not. We work with homeowner insurance regularly and can document what we find either way, so you have something real to submit.

Yes, when the framing is cut and headed off properly and the flashing is integrated into the shingle courses rather than laid on top of them. The problems we see with added skylights almost always trace back to someone treating it as a window job instead of a roofing job.

Wind-driven rain from one direction, snowmelt backing up under shingles, or condensation on cold nights all produce intermittent water. A leak that shows up only during heavy sideways rain points to flashing. One that shows up on cold clear mornings points to ventilation. Which pattern you're seeing tells us where to look first.

If they're the same age and the same model, usually yes — the labor and setup overlap heavily, and the second one is rarely far behind the first. If they were installed years apart or one is clearly newer, there's no reason to touch the good one.
