Sagging rooflines. Visible sag in your roofline means water has compromised the structural deck's load-bearing capacity. This is a safety concern that requires immediate professional evaluation. Don't wait on this one.

Rising energy bills. As shingles deteriorate and ventilation systems fail, heat transfer increases. If your utility costs have crept up 15–25% without another explanation, your aging roof may be the culprit.
