Why Regular Maintenance Is the Best Money You'll Ever Spend

If Part 1 of this series was about why your roof matters, this installment is about what to do about it. And the good news is, most roof maintenance isn't complicated. It's just consistent attention — the kind of thing that costs very little when you stay on top of it and costs a fortune when you don't.

Think of it like changing the oil in your car. Nobody gets excited about it, but everyone understands the alternative. A $200 gutter cleaning in November beats a $5,000 ice dam repair in February. A quick shingle check after a windstorm beats discovering a leak in your bedroom six months later. The math always works in your favor when you catch things early.

Here in the Hudson Valley, your roof takes a beating from UV degradation in summer, ice formation in winter, and wind-driven rain in between. Regular maintenance helps you stay ahead of all of it. Let's walk through what that looks like in practice.

Start at the Edges

Cleaning Your Gutters and Downspouts

Gutters are part of your roof system, even though most people think of them separately. When they clog with leaves, twigs, and granules from aging shingles, water backs up under the roof edge or pools around your foundation. That standing water rots your fascia boards, saturates your soffit, and can even lead to basement flooding or foundation settling over time.

Clean your gutters at least twice a year — spring and fall are the natural windows. If you've got trees hanging over your roof, you might need to do it three or four times. After cleaning, run a hose through the downspouts to make sure everything drains freely. A clogged downspout can turn clean gutters into an overflowing trough overnight.

Inspecting Shingles, Flashing, and Roof Penetrations

You don't need to climb on your roof to do a basic visual check. Grab a pair of binoculars on a clear day and look for these signs from the ground: missing or cracked shingles, which show up as dark patches where the underlayment is exposed. Curling shingles, where the edges lift up or the tabs cup downward. Dark streaks or moss growth, which indicate moisture retention. And any flashing around chimneys, vents, or skylights that looks loose, rusted, or separated.

Then head to your attic. Bring a flashlight and look for water stains on the rafters or sheathing, damp insulation, or daylight coming through the roof deck. These interior clues often reveal problems that aren't visible from outside yet. Pay special attention after heavy rainstorms — active leaks are much easier to trace when they're happening in real time.

Watch the Edges and Valleys

Roof valleys — where two roof planes meet — channel concentrated water runoff and wear faster than the surrounding field shingles. Check that the metal flashing in your valleys is intact, with no rust or separation at the seams. Make sure valleys stay clear of debris so water runs freely toward the gutters instead of pooling behind a pile of wet leaves.

Drip edges along the roof perimeter deserve attention too. These metal strips direct water into your gutters rather than behind them, where it can saturate fascia boards. If your drip edge is bent, missing, or improperly positioned, water finds its way behind the gutter channel and starts doing damage where you can't see it.

These are the areas most likely to develop problems first, and they're also the areas most homeowners overlook. If you're going to spend five minutes checking your roof this weekend, check the valleys and the edges.

Even if you're diligent about basic upkeep, schedule a professional roof inspection at least once a year — and always after a major storm.
