When to Repair Your Roof — And Why Timing Is Everything
Small Problems Become Big Ones — Fast
In Part 2, we covered how to spot issues. Now let's talk about what to do when you find one. The short answer: don't wait. Roof damage doesn't heal itself, and every rainstorm makes it worse.
Here's what happens when a repair gets postponed. A compromised shingle allows water to penetrate the underlayment. That moisture spreads horizontally — not just straight down — following the roof deck's grain and saturating areas far from the original entry point. What started as a straightforward shingle replacement becomes a decking repair, then an insulation replacement, then a mold remediation project. A $300 fix becomes $3,000. We see it happen more often than we'd like.
The good news? When repairs are done promptly and properly, they're one of the best values in home maintenance. You're not just fixing a problem — you're extending the entire system's service life.
Common Signs You May Need a Repair
Missing or damaged shingles. A few lost or cracked shingles after a storm can usually be replaced individually. High winds break the sealant bond between layers, and once one shingle lifts, the ones next to it become vulnerable to the same forces. Get them replaced within days, not weeks.
Leaks around flashing or vents. Flashing around chimneys, skylights, and plumbing vents relies on sealant that degrades with UV exposure and temperature cycling. If caught early, these can often be resealed for a few hundred dollars — far less than the water damage repair you'd face if you leave them.
Water stains on ceilings. Even a small discoloration means water has penetrated your roof system and saturated insulation. Left alone, this creates conditions for mold growth and wood rot in your ceiling joists and wall studs.
Granule loss or minor curling. Aging shingles shed their protective granules and start curling at the edges. Spot repairs in the worst areas can extend the roof's life by several years, buying you time before a full replacement is needed.
"David and his crew did a fantastic job. They were fair. They cleaned up afterwards. My roof looks beautiful and every reasonably priced. I highly recommend them."

Storm Damage: What to Do and When to Do It
Hudson Valley storms can be deceptive. Even minor wind or hail impacts cause unseen problems that don't show up for weeks or months. The shingle might still be in place, but the underlying sealant bond is broken, or the granule coating is compromised in a pattern you can't see from the ground.
If your neighborhood takes a serious storm, schedule an inspection — ideally before you file an insurance claim. Documented inspections from a certified contractor strengthen your case and make the claims process smoother. Be aware that most homeowner policies have time limits on filing, typically six months to a year, so prompt action matters.
Xterior PRO provides free storm damage assessments and works directly with your insurance company. We handle the documentation and communication so you don't have to navigate the process alone. If you've been through a storm recently and aren't sure whether your roof took damage, call us at (845) 549-2069. We'll come out and take an honest look.
Choose Carefully — Your Roof Depends on It
Here's something worth saying out loud: not all roofing contractors are equal. Before hiring anyone — us included — check their reviews, ask for references, and verify that they carry proper licensing and insurance. A reputable contractor welcomes that kind of due diligence. If someone pushes back when you ask for credentials, that tells you something. We're proud of our 5.0-star Google rating, our GAF and Owens Corning certifications, and our in-house crews who know this work inside and out.
