Commercial Roofing Pros

For the last half-century, EPDM has been the first choice for commercial roofing. Not only does this mean that it’s withstood the test of time and come out on top, but it means that there has to be a pretty good reason why it’s stuck around so long.

What is EPDM?

EPDM dates all the way back to the early 1960’s, when the first single-ply membrane was created as an answer to Neoprene. The latter was being used as roofing protection, but the lack of UV resistance meant that it cracked and aged rapidly.

While it wasn’t treated with the superior technology we have today, EPDM came around and was already a better option against sunlight. However, it wouldn’t be until the 1970’s that EPDM would have a major upgrade with adhesive seams.

Unfortunately, that adhesive was made with the already-proven Neoprene so the seams were prone to failing over time and exposure. Because of that issue, testing commenced to make EPDM even stronger and the 1980’s brought answers.

That’s the decade when Neoprene was replaced with Butyl as an adhesive polymer, which held together better and longer through rainfall and sunlight. Of course, there was a user error with contractors cutting and installing it differently.

Fast-forward to the early-2000’s, when EPDM was manufactured in sheets with basically double-sided tape to hold it together. Taking the manual variable out of the equation meant more consistency across the board.

The factory-applied tape increased the seam durability for EPDM so much that seam-related repairs and warranties are lower than those related to the welded seams of other roofing materials.

What Does EPDM Do for Commercial Roofing in Poughkeepsie, NY?

With 50 years of constant improvements under its belt, EPDM is one of the most affordable, durable materials for commercial buildings. It’s especially meant for those types of buildings due to the single-layer concept that works on roofs without steep slopes.

While cheaper than other materials, EPDM offers great protection for your roof. The synthetic rubber layer, or layers if you want to pay for increased thickness and maximize the quality, can withstand serious impacts from the hardest of hail storms.

On that note, EPDM is especially effective in cold climates. The mainly-black material absorbs and retains heat to keep your facility warm while the seams keep out almost all of the rainfall or melting ice. The amount of water resistance increases with the layers.

However, one important feature is that the advancement of its seams and consistency makes any kind of repairs or maintenance cheaper with faster and less labor required.

More About EPDM in Poughkeepsie, NY

One of the most common arguments against EPDM for years has been its weakness to tearing and punctures, despite the superior impact resistance. Because of that, though, they’ve constantly been working to make that argument invalid.

EPDM was reduced from the stronger 60-mil thickness to a 45-mil so that they could provide the savings to customers while offering resistance in climates. In the 80’s, EPDM manufacturers created a reinforcing scrim to increase the material’s strength.

This dramatically increased the ability of EPDM to withstand punctures by almost half, making it a serious contender on even that front. A decade later, though, they one-upped that idea with an even better layer of strengthened fabric that increased resistance by 3 times.

Technology advanced that even further to modern-day, where commercial roofing can pick EPDM with a thickness of 90-mil if they want. Keep in mind, that thickness will be more expensive but you’ll definitely get what you pay for!
